East Real attracted a large tenant to business center “Veda-House”.
This February “SINTO” company, an industrial equipment supplier, signed a long-term lease agreement on 1100 sq.m. of office premises in business center «Veda House». The need to lease new premises has become the result of a company’s growth.

A new tenant in business center «Dobrolubov».
The company «Dengi Online» has occupied the entire floor of 650 sq.m. thus having become a major tenant in business center «Dobrolyubov» located in a ten minute walk from Sportivnaya metro station. The deal was brokered by the international consulting company East Real.
«Dengi Online» is a rapidly growing company which specializes in offering monetization and processing services on Russian and CIS e-commerce market. Company’s removal was caused by staff increase. The main requirement for the new office premises was its location in Petrogradskij district of the city along with the possibility to occupy the required space in an integrated office block for comfortable accommodation of all the services.

On 2th of February in Viennese Hofburg Palace the annual commercial real estate ball «Immobilienball» went off. The event traditionally attracts top players of Austrian and international real estate industry.
East Real company has become a frequent participant on «Immobilienball». This year East Real was represented by the members of the head Austrian office and Saint-Petersburg branch. Participation of the guests from Saint-Petersburg was especially important as the ball took place following the motto "Vienna welcomes St. Petersburg".

First Broker’s Rating summed up the results of 2011: East Real is among the top three companies.
Results of the Saint-Petersburg First Broker’s Rating 2011 were announced on the press-conference held in February 2012.
East Real Company is among the three leading companies in terms of office space lease in class A,B and C in business centers in Saint-Petersburg. Establishment of warehousing property department in East Real.
East Real Company launched a warehousing property department expanding the field of its operation in the commercial real estate market in Saint-Petersburg.
Ekaterina Ivanova has headed warehousing department in East Real holding a position of associate director of the branch. Her duties include search of storage facilities and prospective tenants, establishment of relationships with owners and customers and warehousing branch development as a whole. Ekaterina has joined East Real having deep knowledge and large experience in warehousing business. From 2008 till 2010 she had been working for Colliers International where she had hold the similar position as in East Real being responsible for industrial property branch. Earlier she was a commercial director in the Nienshatz Logistics Company dealing with the sales of warehouse services.
Promotion of East Real services and its strengthening as a leading actor in the warehouse market are Ekaterina’s priority tasks. Management of East Real believes that professional qualification in logistics and previous experience in this field allows her to fulfill new responsibilities.

Management reshuffling in East Real.
The head of offices department of East Real company Ivan Pochinschikov was appointed to the position of busi ness development director, while Andrey Tolochko has become responsible for the offices department, previously he hold a position of a senior office property consultant.
Establishment of a new position entitled «business development director» was caused by the expansion of the range of services rendered by international consulting company East Real on the real estate market. Among the most essential goals posed to Ivan Pochinschikov are new company’s branches development, coordination of projects realizations at all stages, control the compliance of decisions taken with the main company’s concept. Ivan’s professionalism demonstrated during six years of work for East Real and his wide practical experience in real estate sector will allow him to implement perspective changes for the company’s development.
Andrey Tolochko as an associate director of the offices department will be competent for management of this branch, development relations with owners and tenants and staff coordination. The international cosmetic company Oriflame Cosmetics will be located in the Grecheskiy Business Center.

The Swedish cosmetic company Oriflame Cosmetics signed a lease contract for 1300 sq.m. of office space in the modern Grecheskiy Business Center (class A) at 13-15, Ligovskiy Prospect.
The international company East Real was the broker of this deal, in which its consultants represented the interests of Oriflame Company.
“Searching for the premises was a difficult process which lasted for several years,” commented Ivan Pochinschikov, the Head of the Offices Department at East Real.
“The problem was that it was necessary to locate a service center with a number of strict requirements. We also had to find a high-level business center with a convenient location. The Grecheskiy Business Center (class A) is the ideal solution for all the conditions.”

The latest in a series of “East Real” major transaction

One of the major freight forwarding companies “Delovye Linii” has entered in a long-term lease agreement on 5000 sq.m. of office space in the Business Center “Pulkovo Sky”, situated on Vnukovskaya Str., 2. The move was caused by the expansion of the Head Office of the company, and also the management intension to improve the quality of rental spaces and the level of conveniences for the stuff.

Saint-Petersburg branch of the company “Renaissance Insurance” changes its location

One of the largest insurance companies “Renaissance Insurance Group”, part of three insurance leaders in northern capital, has recently leased 3,500 sq.m. of office space in Technopark "Technopolis Pulkovo” in Saint-Petersburg, Pulkovskoye highway, d.40\4 in order to accommodate departments of Spb. branch.
The grand opening of “Technopolis Pulkovo”, the first russian project of finnish company Technopolis (the european leader among operators of technoparks) was held on 30th of September 2010.
‘Divisional center of our company in St. Petersburg is growing, we need an office corresponding to the level of the company’, - said Vladimir Tinyakov ,the head of the North-Western Division, “Renaissance Insurance”.
While choosing a new business center we had two aims: the first one was to provide more comfortable working conditions for our staff, the second – transport accessibility of South centre of controlling of losses.
That location is not far from isolation of ring road, so I think the situation with traffic jams will become worse. Despite of the fact that big amount of clients choose remote controlling (stations of technical operation or emergency commissioner ) the number of clients nowadays, who visit South centre is more than 120 per day.

The third floor of one of the high-quality office mansions Paradniy Kvartal was leased. Major international financial organizations has signed a lease agreement for 850 sq. m. to accommodate its St. Petersburg branch.
New Tenant was engaged in Paradniy Kvartal by the international consulting company East Real, which rendered Lessor (A+Estate Management Company) а Brokerage Services.
This is the second major tenant attracted by East Real to the business center Paradniy Kvartal: this summer East Real successfully completed the deal to 900 sq. m. with the German law firm.
Multifunction complex Paradniy Kvartal is located in the central district of St. Petersburg on the territory of 9.6 hectares between Kirochnaya and Paradnaya streets and Vilenskiy lane. International company East Real will act as co-exclusive broker and consultant of a new business complex Airportcity, as well as provide Avielen AG Company, the developer of the project, with marketing services.
The construction is carried out in the immediate vicinity of the Pulkovo II international airport on the territory of more than six hectares. Under the project concept multifunctional complex Airportcity will involve construction of four Class A office buildings (an area of over 90 000 sq. M), 4-star hotel Crowne Plaza for 300 rooms, fitness center, restaurants, commercial areas, as well as parking for 960 cars.
The trend of development of land near airports is not new in international Development practice. The first tenant is the largest in St. Petersburg German legal company Beiten Burkhardt. As it is informed, the company has leased about 900 m² of office premises in business center.
This summer Vozrozhdenie St.-Petersburga Corporation, the developer of Paradnij Kvartal, received permission for four business centers breaking-in. The first attracted tenant settled down in one of them. East Real company (representative office in St. Petersburg) acted as a consultant in this deal.
Experts of East Real Company acting in behalf of Beiten Burkhardt helped them to rent office premises at a rate of 900 m². Albert Kharchenko, general manager of East Real company points out that the company was the first who had rendered broker services in luxurious area Paradnij Kvartal and leased office premises to the international company. This deal shows the growing role of East Real company on St. Petersburg commercial real estate market.
Each business centers of A+ class in Paradnij Kvartal has about 5 066 m² of office premises and underground parking for 27 vehicles. These four business centers are the first constructed buildings of Paradnij Kvartal, the fist line of which will be ready by the end of this year.
The multipurpose complex Paradnij Kvartal has territory of 9,6 hectares. It is located among Kirochnaja street, Paradnaja street and Vilenskij lane. 17 buildings of different purposes will be constructed here, the total area of housing estate will be 110 000 m².

In July the company "East Real" acted as a consultant of a deal in the shere of commercial realty. In cooperation with East Real company a Close Joint-Stock Company "Petersburg Agency of the Real estate" leased 785 sq.m. of office premises to the international legal company "Mannheimer Swartling". The object of rent is business center Zinger’s House located in the heart of St.-Petersburg at Nevskij prospect, 28. The rented area was the last free area in this business center.

The developer of business center Zinger’s House, the Petersburg Agency of the Real estate (PAN), is a large Russian company known for their projects in sphere of construction, reconstruction, restoration of objects of the commercial real estate in St.-Petersburg. “…The east real corporation has made a big deal in the real estate sector of Saint Petersburg. It has acted as an agent for the conclusion of the tenancy agreement between the commercial centre Prizma and the open joint-stock company “MRSK Nordwesten”. The press agency “Rosbalt-Petersburg” has received such information from East Real’s press service”.
east real has let more than 6,000 m² of office space during the first three months of this year. Among them is the largest business negotiation in the commercial real estate sector – the unique letting of 3,000 m² in the commercial centre Prizma (class B). The tenancy agreement was signed last week. The tenant is the open joint-stock company “MRSK Nordwesten”, belonging to an affiliate of one of the largest energy trusts of the country.
The international corporation east real with its headquarters in Vienna has 12 years of experience in the area of management, development and marketing of real estate property, which has been proved by investment projects worth several millions that were realized in shopping and commercial centres in Eastern Europe.
